The beauty of this site is Sand Island, which is now joined with the beach. It is a spur of sand reaching out into the gulf. This allows for smooth flat water sailing in the area to the east when the wind is some variation of south or southwest. On the other side is surf. This may also be a good NW sailing location if you are able to get your gear out to Sand Island, and make reaches across pelican bay. The golf course is nearby, and Faye's restaurant is there as well, providing nearby facilities and food.
